A report used to review current pricing data is a Comparative Market Analysis Report.
CMA Reports are requested for many different reasons. For Sale By Owners have used CMA reports, buyers interested in a particular property investment have requested them, people considering refinancing have looked at them, property managers have asked for them, and home sellers and their agents review them regularly. A CMA compares pricing information, home features, similiar properties, what sold and did not sell, and locations. It can provide a realistic estimate range of your property value in today's market.
These CMAs are custom created for you by using a computer generated official MLS reporting tool. Obtaining your CMA helps you review transaction action in your radius. You get to see what actually sold, did not sell, and the prices properties were listed at.
A CMA compares your property to other MLS (official) listed real estate. I customize the analysis to your radius and/or zip code and include available data of the similar properties to yours that are for sale, have not sold, are pending, and that really sold. You get to see price comparisons of the sold properties, the prices they actually closed escrow at, prices they were listed at, square footage, whether or not the property has a garage, pending sales, properties that did not ever sell, length on the market, the types of flooring the home has etc. In the end of this analysis, I provide you with the dollar amount that you see in the report which shows what range your property will sell at according to the current market prices. The market fluctuates constantly and it is important to know what is a realistic price range to pay for a property or to try and sell your property.

Report Shows:
• The most similiar to your properties, in your area, that have sold and closed within the last 6 months
• Active listings - properties currently for sale
• Expired listings - properties that did not sell during the listing period
You will see a suggested price range for your property on the report and the properties your real estate was compared to.
This estimate CMA, is subjective to the information provided as no one is visiting or physically seeing and inspecting the property.
