Buyer will pay the winning bid immediately upon end of auction via either check, money order or Paypal.  This will be your down payment.  You will then make payments of $435.00 per month at an interest rate of 5.5% amortized over approximately 10 years (depending on your down payment) with a rate adjustment every 12 months. (Every 12 months, the interest rate will be adjusted to the current Arkansas Usury Rate at that time.)  You will receive a contract for deed and make monthly payments to the escrow department at Izard County Abstract of Melbourne, Arkansas.  You can check out their website at www.izardcountyescrow.com for more information. Once the property is paid in full you will receive a Full Warranty Deed.  The SELLER WILL PAY YOUR CLOSING FEES, so no additional money will be needed at the time of closing.  All paperwork can be done via mail.
